The Role

We have a fantastic opportunity to join Cross Keys Homes in the newly created positions of Estate Maintenance Operative, these roles will deliver estate maintenance services to our communal blocks and estates.

The roles will be based around the Milton Keynes area and be mostly lone working with minimal supervision day to day, therefore we are looking for trustworthy individuals who are able to motivate themselves and have Estate/Property Maintenance experience. Being field based a full UK driving licence is essential.

Hours – Monday – Friday, 8am – 4pm some out of hours flexibility required

Keys Responsibilities:

  • Carry out weekly testing of automatic opening vent (AOV) systems, emergency lighting, powered gates or lifts in communal blocks. Record results and arrange any necessary repairs.
  • Attend to any minor repairs, remove graffiti and carry out lock changes at evictions, as identified on inspections or requested by CKH Repairs Centre.
  • Tidy bin stores, remove any litter, excess waste/decontaminate bins so that the Local Authority can collect refuse each week.
  • Remove/clean communal areas of any health & safety waste, including sharps, and dispose of appropriately.
  • Remove and dispose of any bulky items/fly-tipping where the owner cannot be identified. Ensure any items for collection are stored appropriately.
  • Report maintenance issues for other teams/agencies to rectify, such as grounds maintenance, cleaning, repairs or defects.
  • Manage and make decisions relating to fire risk on a day-to-day basis, escalating issues as necessary. Take action to mitigate risks, for example, remove items left in communal areas.
  • Challenge residents and the public regarding any health and safety non-compliance whilst on site. Report any emergency issues to the Police.
  • Report any action taken or concerns relating to vulnerable residents or potential breaches of tenancy such as anti-social behaviour, property damage or sub-letting to the Neighbourhood Manager.
  • Provide excellent customer service to residents. Respond to face-to-face queries regarding service delivery, quality of service and Right First-Time issues whilst on site and aim to resolve. Manage customer expectations and report unresolved issues or challenges to the line manager.
  • Take responsibility for maintaining accurate records on each site, including inspections and photos.  Use hand-held devices to accept, up-date and close jobs and communicate using email.
  • Take responsibility for and carry out checks of plant and materials, ensure proper storage and carry out/arrange necessary repairs.

Essential Criteria

  • Strong knowledge and experience of DIY and general maintenance.
  • Good knowledge and understanding of Health and Safety at Work Act.
  • Experience of cleaning duties.
  • Able to carry out general, routine maintenance repairs, testing of mechanical equipment and inspection of buildings, and fittings.
  • Able to use own initiative and make decisions on site.
  • Confident and able to deal with difficult situations or customers in a polite, calm/diffusing way.
  • Fit and able to undertake manual work.
  • The post will be subject to a Disclosure and Barring Service Check
