Did you know that we have our own internal Sales team here at Cross Keys Homes? We are currently recruiting for a dynamic and driven individual to join us as the Sales Manager working with a dedicated and friendly team.

As the Sales Manager for CKH, you will be responsible for the strategic development of CKH’s sales programme ensuring that you are delivering in time, at optimum values, and in line with corporate priorities, business plan, budgetary and customer satisfaction targets.   Our new build sales programme is set to deliver 200 units per annum and is growing each year with our ambitious development plan!

The role is predominantly home based however travel to various locations across Peterborough, Alconbury, St Neots and Cambridge is required as and when needed.  Therefore, the ideal candidate will live within a 1 hours’ commute of Peterborough.

We are looking for someone:

 

  • To be directly accountable for the marketing and sales of CKH’s shared ownership homes and supporting the new build programme.
  • To lead the team, ensuring optimum levels of strategically –driven / targeted performance.
  • To formulate, agree and deliver within departmental, programme and project-specific budgets. 
  • To produce effective sales and lettings strategies in order to achieve optimum income and KPI performance across all programmes.
  • To produce and deliver comprehensive sales, marketing and risk analysis to crucially inform  internal and external development processes, and investment decision-making.
  • To provide both regular and ad hoc executive-level reporting to chart business plan and budgetary status and provide state-of-the-market analysis, anticipating risks, opportunities and crucially informing growth strategy.
  • To be ultimately responsible for the development and review of all sales and marketing policies, procedures and customer guidance, ensuring they are fit for purpose and reflect current legislation, guidance and best practice.
  • To oversee the production of effective marketing strategies and campaigns for individual schemes/properties and also wider shared ownership product awareness. 
  • To promote Cross Keys Homes as a provider of choice for intermediate tenure housing.  To successfully influence colleagues, external stakeholders, developers and contractors to optimise  the design, specification and quality of the homes built.
  • To oversee the review and design of sales processes in order to achieve high levels of customer satisfaction.
  • To keep abreast of industry and market developments and to ensure that they are taken into account in product and strategic development.

 

Requirements:

 

  • Full valid UK driving license and use of a car for business purposes.
  • In-depth understanding of intermediate and market sale/lettings products/markets and the business risks/ opportunities involved.
  • Detailed understanding of the HE Capital Funding Guide, and eligibility/affordability criteria.
  • Detailed knowledge of the property conveyancing process and the current mortgage market, products and criteria.
  • In-depth understanding of the development and build processes and how they impact product and delivery profiles.
  •  A proven track record in property sales and marketing and knowledge of  the techniques/priorities involved in creating effective strategies for  scheme/new product and corporate project delivery.
  • A proven track record of internal/external stakeholder relationship management and responsiveness to change in strategic business priorities.
  • A proven track record of team/performance management and  knowledge of the techniques/tools necessary to creating a  commercially-driven, delivery-focussed environment.
  • Experience of managing budgets, prioritising resource and building in value.
  • Sound working knowledge of Microsoft office packages.
  • Driven to deliver the highest standards of customer service.
  • Delivery-focussed and commercially-minded, with strong attention to detail.
  • Empathetic, tactful and sensitive to the priorities and perspectives of others.
  • Excellent interpersonal, written, verbal and presentation skills
  • The ability to organise, plan and prioritise.
  • The ability to cope with pressure and find creative solutions.
  • Provides clear, authentic and motivational team leadership.
  • The ability to build strong working relationships and positively influence others.
