The vacancy
We’re looking for a Housing Services Manager to lead, manage and motive a Housing Service Team to deliver proactive and customer focussed housing service. You will ensure that bpha’s customer and property strategies are properly developed and implemented alongside continual improvement of services to incorporate changing business requirements and national legislative and policy changes.
This role is a hybrid role working from our head office in Bedford for a minimum of 2 days per week and when your role requires you to do so. We have an on-call rota, and the Housing Services Manager will be required to be on call every 6-8 weeks, therefore a driving licence and your own vehicle are essential.
What you will be doing:
Taking effective budgetary responsibility for the Housing Services Team.
Taking responsibility for ensuring the team allocate all bpha rental properties in accordance with bpha’s allocations policies including nomination agreements held with local authority partners.
Minimising rent loss resulting from vacant properties and reducing former tenant debt owed to the organisation to maximise income.
Ensuring all changes to tenancies such as assignments (including mutual exchanges) and successions are completed in line with legislation, contractual rights and bpha’s policies.
Promoting good practise on all bpha rental properties to ensure a consistent and professional service is provided to our customers.
We’d love to meet someone who:
Is an experienced Manager capable of leading a team based at home and in the office.
Has experience of providing excellent customer service with excellent negotiation and influencing skills,
Has a good understanding of housing legislation alongside a working knowledge of tenancy management, allocating social housing or a lettings background.
In possession of solid project management skills.
Has the ability to work with minimal supervision, has a high level of emotional intelligence and is a good communicator able to resolve conflict.
Is experienced in delivering outstanding customer focussed services.
Understands dealing with customers who may be in crisis or experiencing high levels of stress.
Is confident and skilled with IT Microsoft packages (inc Teams) and can use specialist housing management software.
Has excellent people management skills and experience of leading a high performing service.
