Contracts Manager

This is a Permanent, Salaried vacancy that will close in {x} days at {xx:xx} BST.

We have an exciting opportunity for someone to join our property services team to manage our responsive repairs, void properties and planned improvement works carried out by external contractors. You’ll also manage a small team and make sure they deliver an efficient, professional and high-quality standard of service to customers.

Job requirements

  • Manage a responsive repairs contract, holding regular review meetings with contractors and giving feedback on performance and working together to identify and agree areas for improvement.
  • Put in place or upkeep effective management systems and procedures to control and track all contract issues and budgets.
  • Take decisions to rectify under or overspends. Monitor and authorise variation requests.
  • Make sure that day to day maintenance work is monitored and assessed for quality and value.
  • Lead, coach and motivate a team of Quality Building Officers to make sure they deliver a customer centred support service and maintain the standards of Staffs Housing’s properties.
  • Make sure there is a proactive approach to the maintenance of properties and communal areas to promote customer satisfaction and protects Staffs Housing’s assets.
  • Be responsible for planned improvement works, that will involve organising contractors to carry out the works and guiding and supporting a team of Quality Building Officers to supervise works.
  • Investigate customer complaints and make sure they are resolved following our complaints policies and procedures.
     

What we’re looking for

  • Someone with a relevant professional qualification.
  • A minimum of five years’ experience in property maintenance.
  • Experience of working with customers and managing a team.
  • Advanced detailed knowledge of building, maintenance and contract management.
  • Awareness of fire risks, safety, lift servicing, and legionella management processes.
  • An understanding of legal and regulatory requirements in building management and planned works.
  • Great communications skills.
  • Someone who can take responsibility for their own learning and development.
  • A full driving licence and able to use your own vehicle for work purposes.
  • A positive DBS check.
