The Role

At the heart of this role is a commitment to delivering excellent services that make a real difference to our customers' homes, safety and wellbeing.

We're looking for an experienced Operations Manager to lead our Voids, Investment, Neighbourhood Services and Gas functions within Property Care. You'll play a pivotal role in ensuring customers receive safe, high-quality and responsive services, from preparing homes for new tenants and delivering planned improvements, to maintaining compliance and supporting thriving neighbourhoods.

Working collaboratively with colleagues, contractors and partners, you'll champion a customer-first culture, driving service excellence, continuous improvement and positive outcomes for the communities we serve. You'll also be an ambassador for our RESPECT values, ensuring they're reflected in every decision, interaction and service we deliver.

 

Key Responsibilities

  • Lead, inspire and develop teams to deliver outstanding customer-focused services.
  • Ensure customers receive safe, high-quality and value-for-money services across voids, planned investment, neighbourhood and gas programmes.
  • Champion the customer voice, using feedback and insight to improve services and enhance customer satisfaction.
  • Manage contractor and partner performance, ensuring work is delivered to high standards, on time and with customers at the centre.
  • Monitor budgets, service performance and customer outcomes to drive continuous improvement.
  • Ensure full compliance with health and safety, legislative and regulatory requirements, keeping customer safety as a priority.
  • Build positive and productive relationships with customers, colleagues, contractors and stakeholders.
  • Promote innovation and service improvements that enhance the customer experience and deliver efficient, effective services.
  • Produce performance reports and contribute to the strategic development of services.
  • Lead by example, embedding our RESPECT values and fostering a culture of accountability, collaboration and continuous learning.

 

About You

You'll be an experienced operational leader who is passionate about delivering excellent services and improving outcomes for customers.

You'll have:

  • Significant experience managing property maintenance, repairs, compliance or housing services.
  • Strong leadership and people management skills, with the ability to motivate and develop high-performing teams.
  • Experience managing contractors and service delivery partners to achieve excellent customer outcomes.
  • Excellent communication, organisational and problem-solving skills.
  • A genuine commitment to customer service, quality and continuous improvement.
  • The ability to balance operational performance, compliance requirements and customer needs.
  • Knowledge of housing maintenance and the NHF Schedule of Rates.
  • A NEBOSH qualification or HNC/HND (or equivalent) in a relevant discipline.
  • A full UK driving licence and flexibility to participate in an out-of-hours management rota.
